* Many people have asked us why we started charging a fee on the back-end of the sale, instead of simply charging a small upfront fee like many of our competitors. We are addressing this here because we think it's important for home sellers to understand why we changed, and the issues they may encounter if they use one of our competitors. (sorry for the long explanation below, but it's important the reader understands).
The short answer is we did it for the benefit of our customers. The reader might wonder how charging more will benefit our customers, but in fact it really does and here's why.
When we only charged a small upfront fee, we had a lot of home owners signing up in hopes of saving a large commission. The idea behind the low flat fee is that those customers who use this service are "for sale by owners" who are willing to do most of the work themselves to save a large commission. As an agent, it only takes about 1 hours worth of time to set someone up on the MLS, and after that the customer does all the work, so why not charge a small upfront fee and take a lot of listings?
We found that we weren't doing any of our customers any favors. There were many negatives to this approach and we didn't feel like we were really helping our customer be successful. Below are a few of the "negatives" we found with this approach. When you only charge a low flat fee upfront, you run into the following issues:

We found that most people, even those selling by owner, really did need our experience to help them sell their house, even though they said they were confident they could do it themselves.
We experienced many customers losing deals because they didn't understand the various ways to structure a real estate transaction and did not understand how to contractually put the deal together to protect themselves from buyers agents. It got to the point where we could no longer sit by and let our customers fail, we had to help them. We found ourselves putting in a lot of time with our customers and not getting paid for it.

We also found that the more listings we took, the less time we had to service each indivdual listing. Our competitors only provide limited services because they know they can't possibly support the hundreds of listings they take each year on a full service basis.
We experienced this, and we know from discussions with past customers of our competitors, that they have the same problem. We did not want our customers to be frustrated, we want to save them money, but also have a great experience.

Last, and we hate to admit this, but it's true. When you pay a flat fee company an upfront fee, there is no motivation for them to help you after that. If the customer fails, it's not their problem, they provided the service the customer paid them for. We decided that it was important for us to help our customers throughout the whole process and help them succeed. However, we also felt we should be paid for our services.
For the above reasons, we decided to price our product so that we could help our customers succeed, save them money, but still get paid for the work we did; afterall, we do have to make a living.
We know we are a bit more expensive than other flat fee companies, but we also know that we can sleep good at night knowing that our customers are being taken care of, they are still saving a considerable amout of commission, and they are happy with our services.
