A Home Value Report, also known as a Comparative Market Analysis (CMA), estimates how much your home or real estate property is worth. It provides a calculated range of value based on recent market activity.

How is it calculated? Performing a CMA is more of an art than a science, and each real estate agent may approach it slightly differently. Here’s how we prepare our CMA reports:

Steps in a Home Value Report (CMA)

• Step 1 – Analyze recent sales: We compare your home to similar properties in your neighborhood that have recently sold. Value is always determined by what buyers are willing to pay, not by the asking price. Learn more on our Pricing Your Home page.
• Step 2 – Review current listings: We compare your home to similar properties currently for sale in your neighborhood. This shows your competition and helps us confirm whether the price determined in Step 1 is on target. Since asking prices don’t equal value, this step serves as a sanity check.
